Demolition or partial demolition of a structure,

Billboards and certain signs,

Construction of masonry fences above two (2) feet,

Construction of fences above legal height limits allowed by Zoning Code in the specific Zoning classification ruling that property,

Creation of off-street parking or reconfiguration of existing parking,

Installation of some signs in addition to the actual sign permit.
Use Registration Permits authorize a particular use of the building or ground. A use registration permit is required for the following situations:

Changes in any activity in an existing building,
-
New business use for a property,
-
Increases or decreases in the number of dwelling units,

Elimination of existing use in a property.

Completion of the Application for a Zoning and Use Registration Permit is necessary for both types of zoning approvals.
Both types of permits may be required before a building permit can be issued for construction. Any construction or change in use requiring a Certificate of Occupancy will also require a building permit.
Expiration Dates:

Zoning Permit - Expires three (3) years from the date of issue,

Use Registration - Expires six (6) months from date of issue,

Refusal or Referral Right to Appeal - Expires thirty (30) calendar days from date of issue.
When a building permit is issued prior to the expiration of a related zoning permit, the zoning expiration changes.
Construction that begins within three (3) years after the issue date of a Zoning Permit will continue to be valid until construction is completed.
In order to extend the expiration date of a Use Registration Permit, construction must begin, or the approved use must be established within six (6) months of the issuance of the permit. Where construction or interior alterations are involved, the Use Registration Permit will expire with the building permit.
