Answer
How do I report a Short-term Rental (ex. Air BnB) in Philadelphia? (SERVICE REQUEST)
To report a property being used as a Short-term Rental that is not code compliant, submit a License Complaint Service Request of type Short Term Rental.

What to Expect and When:
  • An inspector will go out to inspect the property within 20 business days.
  • Violations will be issued if appropriate
  • The owner has 35 calendar days to correct the problem(s) before re-inspection
  • Up to 3 re-inspections may be conducted to ensure the property is in compliance. If violations remain at the final inspection, the property will be referred to court

You Should Know:
The Following Requirements for Short-Term Rentals are in Effect
  • Only property owners or their agents may apply for this license, not a renter or for a property you don't own.
  • If you rent your primary residence less than 30 days, you must possess a zoning permit for limited lodging use and also a limited lodging license.
  • If you rent a property that is not your primary residence for less than 30 days, you need a zoning permit for visitor accommodations and also a rental license with a ‘hotel’ designation.
For more information on zoning requirements, refer to our short-term rental FAQ.
