What is the Eviction Diversion Program?
The Eviction Diversion Program (EDP), is a mandatory City program that brings landlords and tenants together to resolve disputes outside of the court process. Resources may include:
- mediation,
- financial assistance,
- housing counseling, and/or
- self-guided resources.
You Should Know:
As of January 1, 2022, Philadelphia Code 9-811 requires Landlords to participate in the EDP in reasonable good faith before filing an eviction case in Court. Applications are open to landlords at eviction-diversion.phila.gov. Tenants cannot apply for the EDP but are encouraged to participate after an application is submitted by their landlord.
Once an application is approved, both the landlord and the tenant will receive notifications from the EDP by text message and email. Notifications include information about next steps in the process.
If a landlord’s application for EDP was approved but the tenant has not received any notifications, the tenant should call the Save Your Home Philly Hotline at (215) 334-HOME/4663.Further Information:For an Eviction Diversion application status, you can click on https://eviction-diversion.phila.gov/#/Status and enter your applicant ID found in any correspondence from the program. Applicant IDs start with "EVP-".
